The Regional Director of Sales and Marketing (RDSM) position oversees and directs the sales and marketing efforts for multiple communities and products within a designated portfolio of communities. The RDSM may act as sales leader in one or more communities. RDSM manages the development and monitoring of SMART plans and budgets. RDSM Works closely with communities Director of Sales and Marketing, Executive Directors, Regional Directors of Operations as well as all home office and support center associates. The RDSM works with on-site Executive Director to support on-site sales and marketing staff.   Key Responsibilities - Successfully markets and positions products within assigned area. Manages open inventory and overall pricing. Achieves and exceeds all occupancy and revenue goals for the region. - Oversees use of marketing budget dollars to assure optimal exposure and maximum efficiencies. Coordinates planning and use of marketing budget dollar to create shared efficiencies in media. - Determines and implements the proper sales structure within area. - Oversees and/or completes the SMART plan and budgetary process for the Region. Partners with the sales and marketing team in the development and modification of short and long-range community sales and marketing plans and budgets by assisting in the gathering of competitor information, data and feedback. Develops sales plans to support the budget and achieve the desired objectives. - Guide sales teams in the planning, execution and follow up of the event marketing plan within the SMART Plan. - Coordinates the completion of competitive analysis on all communities within the region and keeps current on competitive projects and programs in the marketplace within the area. Understands local markets within assigned area and makes pricing and toolbox recommendations to Vice President of Sales & Marketing. - Monitors marketing and sales performance expectations. Assesses the skills and abilities of sales and marketing associates and coaches, trains and motivates as appropriate to achieve success. - Support all teams to manage sales pipeline to creatively advance prospects through the sales funnel. Serve as a resource for creative sales strategies to overcome obstacles and objections to move-in. - Reviews and analyzes any weekly and/or monthly sales and marketing reports to ensure accuracy of information and to make recommendations for necessary changes. - Conducts quality assurance calls on all selling/marketing staff including business development calls and analyzes competitor data for community staff. - Visits each community within region on a scheduled basis, approved by VP of Sales and Marketing, and partners with on-site sales and marketing teams and Executive Directors in the execution of the sales and marketing programs and strategies to achieve and maintain full occupancy as defined by the community’s business plan. Attends and participates in team meetings within region. - Actively participates in community sales outreach and networking events when possible in their region. - Promotes the company in a positive manner and sets the example for company standards for excellence. Serves as a consensus builder among community Sales and Operations teams. - Encourages teamwork through cooperative interactions with Regional Director of Operations, and other home office associates. Educates and supports Operations partners on sales and marketing programs for their respective communities. - Maintains comprehensive knowledge of the lead tracking/management system, trouble shooting and training. Monitors community lead and business tracking systems, sales tools and resources to ensure compliance with system usage and follow up statistics. - Keeps abreast of industry and market trends that influence the buying habits of our target demographic - Develops a culture that supports intra-company transfer policy to enhance resident retention within Franciscan Ministries. Oversees the business development coordination between communities to provide optimum results without duplication of resources. - Performs other duties as needed or assigned.   Key Competencies and Qualifications - Bachelor’s Degree in Marketing or related field from a four-year college or university is preferred. - Five to ten years’ experience in marketing/sales - Experience within the Independent Living, Assisted Living, Memory Care and Skilled Nursing of healthcare or hospitality industry and a minimum of two years in a multi-community role with management responsibility preferred - Knowledge of sales and marketing including principles and methods for showing, promoting, and selling products or services to include marketing strategy and tactics, sales techniques, and sales control systems.
